Tenant Placement Services (we find a tenant for you)

    • Via our online application or traditional paper application.
    • Our thorough tenant screening includes employment verification, rental history, credit history, & criminal background checks.
  • All leases are not created equal

  • Move-In Inspections
    • We’ll obtain the tenants written documentation of acceptance of the property and digital record the condition as well.

Monthly Property Management Services
  • Rent Collection:
    • We collect your monthly rent.
    • If necessary, we follow up with the tenants and serve necessary notices.
  • Owner Statements & Distributions
    • Statements are sent via mail, e-mail, or use the internet based owner portal.
    • Payments to owners are via check or Direct Deposit.
    • Statements include copies of any maintenance or repair invoices.
  • End of year accounting
    • We provide 1099’s and an annual statement that summarizes all activity for your yearend accounting.
  • Repairs and Maintenance
    • Emergency… we are on call 24-7.
    • Non-Emergency…we’ll review, schedule, bid (when necessary) and confirm that the work is done timely and in a workman like manner.
    • We maintain vendor records to confirm all vendors are properly licensed and insured.
    • We send out the vendors annual 1099 for you.
  • Semi-annual inspections to monitor proper maintenance and care by your tenants.
    • This simple, often overlooked step, can save you hundreds if not thousands of dollars. Viewing the property twice a year helps us limit potential monetary & liability issues for you.
